The first step is choosing your builder — before you even pick a lot or a designer. Greencraft recommends starting with the builder because their experience helps you avoid costly site mistakes (bad drainage, ARB size restrictions, etc.) that you’d only discover after buying land.

Have a rough budget in mind and start collecting ideas — a folder of photos, magazine clippings, or online images of things you like helps you communicate your vision clearly once you sit down with a builder.

No — in fact Greencraft recommends the opposite order: pick your builder first, then let them help evaluate or find the lot. Buying land before involving a builder risks purchasing a site with hidden problems (poor drainage, ARB square-footage minimums, septic issues, etc.).

Yes. Greencraft’s experience with local lots helps clients spot issues before purchase — things like excessive fill-dirt needs, septic/soil suitability, tree removal, or noise/sightline problems that wouldn’t be obvious to a buyer.

Yes — this is one of the most valuable things a builder can do. Yes!  We prefer to start with your ideas, whether that’s a sketch or existing plans and work with you to transform your vision into a beautifully crafted custom home that reflects your lifestyle and needs.

Not necessarily from a blank page — Greencraft starts by having clients develop their own ideal layout before an architect is ever brought in, whether that’s sketched digitally or on paper. From there, in-house designers and master architects translate it into full plans.

Yes — Greencraft uses 3D modeling to nail down a floor plan, which then produces a budget; if the design exceeds budget, adjustments are made together with the client before construction starts.

Very much so — clients are encouraged to build a “design ideas” folder of clippings and images before ever meeting with the builder, and the whole design phase starts with the client’s own vision rather than a pre-made plan.

Yes — in-house designers and master architects turn client sketches into engineered blueprints, working alongside a structural engineer, though clients typically interact directly with the architect rather than the engineer.

Framing, foundation, roofing, plumbing, and flooring are the big-ticket structural items — more than finishes like countertops or light fixtures. Specifics: house size and framing style affect framing cost; lot accessibility and basement vs. slab affect foundation cost; shingle type affects roofing; number of stories and excavation affect plumbing; and material choice (carpet vs. hardwood vs. tile) affects flooring cost.

Building Process

Typically 6 months to 2 years, averaging around 9 months, depending on home size, complexity, lot accessibility, and permitting. Weather (temperature swings, heavy rain/hurricanes) and permitting delays are the biggest wildcards.

Mainly your Project Manager, who is your single point of contact and coordinates the architect, design consultant, and superintendent on your behalf. You’ll also interact with a design consultant on finishes, and occasionally the superintendent on site visits.

You can drive by anytime, but scheduled tours (through your project manager) are generally limited to about once a week to avoid disrupting the construction schedule and to keep the site safe. Some visits — before rough plumbing/electrical, before drywall, and the final walkthrough — are especially important and shouldn’t be skipped.

Yes — your Project Manager acts as your ongoing point of contact and shepherds you through the whole process, so questions, concerns, and progress updates all flow through them.

Possible, but it’s discouraged once the plans are finalized — changes mid-build can require new architect/engineer drawings and re-permitting, which slows the whole project down. Best practice is to lock in decisions before the crew starts.
